Ending a tenancy with reduced notice in a zone tendue

The right most tenants don't know about

In France, the standard notice period for leaving an unfurnished flat is 3 months. But in zones tendues — Paris, Lyon, Marseille, Bordeaux, Toulouse, Nice, Nantes and dozens of other towns — this is reduced to 1 month. This right is automatic, with no justification required. You don't need to prove any particular reason. It's enough to explicitly mention the zone tendue in your letter.

Is your commune in a zone tendue?

Before invoking this right, verify that your commune is indeed classified as a zone tendue. The official list is available on service-public.fr. If your commune isn't on it, the standard 3-month notice applies — unless you're in one of the situations that allow a reduced notice period (job loss, employer transfer, health reasons, first job, social housing allocation).

Other situations that allow 1 month's notice anywhere in France

Even outside zones tendues, several situations allow you to leave with just 1 month's notice: job loss (redundancy, end of fixed-term contract), an employer-imposed job transfer, first job after a period of unemployment, a health condition requiring an urgent move (medical certificate needed), or the allocation of social housing.

How to write the letter that starts the reduced notice period

The letter must be sent by recorded post with acknowledgement of receipt. The one-month period starts from the date of receipt by the landlord — not the date of sending. Clearly state: your address, your lease reference number, your intention to give notice with a reduced 1-month period, the reason (zone tendue or other applicable situation), the intended departure date, and your new address for return of the deposit.
